Our Investment Property Certification Process

1. Market Evaluation

We review current marketing conditions and perform a full market analysis to effectively position your property.

2. Property Assessment

We conduct a thorough assessment and suggest improvements (if needed) to make your property more marketable.

3. Vendor Coordination

If any improvements are needed, we get multiple bids for any work to be performed to ensure that you receive quality work at fair pricing. After accepting a bid, we monitor the work until completion.

4. Clean & Show

After any improvements are complete, we have the property thoroughly cleaned and prepared for showing. We transfer all services you request into our name for a seamless transition to your future tenants.

5. Quality Inspection

Prior to going on the market, we conduct a final quality inspection and address any items not completed to our standards.

We pursue all leads and inquiries promptly whether online, by phone or in person. We will schedule showings and meet prospective tenants or agents in person on weekdays, weekends or evenings.

  • Throw a Wide Net - Attract the greatest number of potential clients.
  • Consider Credible Credit - Decipher acceptable credit with common sense.
  • What's their story? - Why does this tenant want to lease your property?
  • Keep to the Contract - Make it known that we keep our contracts to the letter.
  • Find Positive Cash Flow - Determine a potential tenant's capacity to pay the proposed lease.

Once we have secured a tenant, we will execute a rental contract. We send the contract to you for approval, then forward it to the tenant for signatures. Our contracts are approved and authorized by the California Association of Realtors and are “bullet proof” in a court of law.
